10 issues in development with medium priority
Christina PUD Modification
A vacant parcel set aside as park space in 1971 but never developed or given to the HOA can now hold two large homes. A neighbor asked about old phosphate settling pond soils, pilings, and yard flooding.
Lucerne Park Road wedding venue
A couple who runs a Volusia County wedding venue will build a 10,000-square-foot reception hall and 4,000-square-foot chapel on 19.39 acres on Lucerne Park Road. Conditions cap events at 200 people, require a 10 p.m. shutdown and indoor music, and force all event traffic onto Lucerne Park Road instead of the residential easement.
Eloise Redevelopment District housing
Resident Jenny Barton urged the county to fix the Snively Avenue left-turn backup, improve sidewalks and address school-dismissal congestion, saying children walk dangerously close to traffic.
Santos family easement dispute with Duke Energy
A Parkway Boulevard property owner and his daughter say Duke crews cut trees, removed their survey markers, parked heavy equipment on their land and put a pole on it without clear notice. The hearing officer ordered Duke to sit down with the family — with a Spanish interpreter — to sort it out.
Pavers Road industrial development-area change
A 38-acre industrial parcel near Lakeland shifts from Rural Development Area to Urban Growth Area, allowing bigger buildings and more pavement. The land use stays industrial — this just aligns it with the industrial land next door.
Thomas Fish Camp expansion
Two owners share a grandfathered 20-campsite entitlement but can't agree, so the south side (a private duck club) sought 20 more sites. Opponents cited a 50-year deed restriction, a 13-year lapse in use, road damage, and a bald eagle nest; the commission denied 4-3.
Leisure Shores right-of-way vacation dispute
Long-time residents said a platted right-of-way was their historic lake access to Lake Hartridge; the board approved the vacation anyway but secured a 15-foot drainage easement.
Poinciana commercial development
Two adopted items clear the way for 12.6 acres of commercial development in Poinciana, where residents have long complained they must cross into Osceola County to shop.
Sabbath House respite home in Bartow
A widower is building a free respite retreat for ALS families on a newly split lot near Bartow, and needed a waiver for the long private easement. Commissioners approved it, but staff warned the approval only covers a single-family home — any retreat or guest use may need further review.
Osprey Creek grows to 949 homes
Better wetland mapping and rezoned commercial land let this big subdivision east of Haines City add 40 homes, bringing it to 949 single-family lots.
