9 issues in development with high priority
Swindell Road housing development flooding and traffic
151 new homes near Alderman and Swindell Roads drew complaints about flooding, small 6,000-square-foot lots, and a dangerous four-way stop. The developer promised 100-year storm modeling and road improvements.
Mims Crossing industrial proposal
A massive former phosphate mining site south of Mulberry would become industrial land. Neighbors worry about flooding, two-lane roads, and thin emergency services — one ambulance for the whole community. The applicant shrank the original city-scale plan to industrial-only.
Kathleen Government Center and railroad crossing safety
The county locked in the Institutional land use for a future North Lakeland government center with courtrooms. One neighbor said development worsens flooding near his home and that the county dropped the ball on community follow-up; Commissioner Scott said comments were logged and promised community-responsive design.
Berkley Crossings housing development near Auburndale
A developer wants 170 small-lot homes and townhomes — some lots just 30 feet wide with 2.5-foot side setbacks — near Berkeley and Pace roads. Commissioners, including an Auburndale resident, balked at the density and parking layout, and the case comes back August 5 with a reworked plan expected.
SunRail extension transit-oriented development planning
A study is identifying where stations and transit-friendly development could go along the planned SunRail extension — Loughman, Davenport, and Haines City are the focus. How neighborhoods and downtowns around future stations grow could hinge on this.
Schoolhouse Road PD and Medulla Elementary safety
92 homes are planned next to Medulla Elementary, and a neighbor warned the school's car-rider line already parks along Schoolhouse Road, endangering kids who'd walk from the new homes. The commission approved the project 5-2 but forced bigger setbacks between houses.
New North Lakeland Government Center
The county wants to build a new government center on about 30 acres in Kathleen, replacing a leased Lakeland site, so residents won't have to trek to Bartow for services. Neighbors pushed at a February community meeting for parks, trails, and a low-rise design, and staff says those commitments are in.
Highlands Street mobile home park and area flooding
Neighbors told the commission their yards flood repeatedly, ditches go unmaintained for lack of easements, and the whole Chapack Sass basin needs a regional fix. The denial of the 19-unit mobile home park reflects worry that more rooftops will make it worse.
Old Dixie Highway 31-lot subdivision compatibility
A 3-2 denial of a 31-lot subdivision that neighbors argued was an enclave of small lots amid 1.5-to-10-acre homesteads. Opponents offered to compromise on 1.5-acre lots; the developer said density was already below what's allowed.
