10 issues in development
Development waiver requests streamline project reviews
Seven of the eight development items on this agenda are requests to skip or simplify standard requirements — surveys, preliminary plats, turn lane reviews, parking standards. These waivers can speed up construction, but staff conditions are meant to make sure things like drainage and traffic safety aren't shortchanged.
DeHaven stormwater and floodplain proposal
DeHaven Enterprises wants to build slightly beyond the 9,000-square-foot impervious-coverage threshold that triggers major site plan review, offering stormwater controls and one-for-one floodplain fill compensation. How runoff is handled matters for neighboring properties.
Hyatt family land division
The Burke family can divide their rural parcel into one-acre homesites for three of their children, under the state-sanctioned family division process with a five-year no-sale rule.
1,865-acre PUD modification (Colen Built / On Top of the World)
A massive PUD amendment covering 1,865.87 acres across multiple parcels sailed through on consent with no public objection.
Duplex development on wells and septic in Ocala Ridge
Staff is changing course: no more duplex approvals in Ocala Ridge until central water and sewer arrive, citing wells and septic leaking into the springs. The board disagreed 3-2, noting the owner's five substandard lots can otherwise hold only one house.
Freedom Crossings access changes on SW 60th Avenue
The developer of Freedom Crossings at SW 95th Street and SW 60th Avenue wants a new right-in-only entrance close to the SW 95th Street signal to serve a gas station/convenience store. The county engineer says it's too close to the intersection and creates conflict points; the developer's consultants say it reduces crashes by pulling right-turning traffic away from the conflicting southbound left turn. The road will come back for a public hearing before anything is final.
Affordable housing incentives (SHIP)
The county adopted its plan for roughly $3.3 million in federal housing and community development grants, with no public comments received during the 30-day period.
Silver Springs Manor property ownership and interim use
The county-owned former motel site next to The Event Warehouse may serve as temporary overflow parking while the property transfers to the CRA. Board members stressed it must be temporary since they want to develop the site, possibly with shared cross-access.
49th Street Gateway mixed-use development
A 105-acre project with 535 apartments, a 500-room hotel, and about a million square feet of commercial space at the new I-75/49th Street interchange. Longtime neighbors worry about traffic on 44th Avenue, noise, lighting, drainage, and loss of old trees and privacy.
Grand View Church classroom expansion
Grand View Church wants to add a 1,117-square-foot classroom without going through the lengthy, expensive major site plan process. The committee granted the waiver as long as the church provides stormwater controls and keeps its existing trees as buffers.
