Proposed Ordinance #26-11 — LDC Text Amendment (Sections 14-3-16 and 14-3-29)
Description
Changes to how conditional uses are reviewed — making the city commission the final reviewing authority and adding site plan waiver standards and time frames. Tabled because the City Attorney hadn't reviewed it yet.
Impact summary
Would shift final conditional-use decisions from the board to the city commission and add deadlines on approvals — but it's on hold for now.

Downtown traffic and Broadway changes
Board members questioned how downtown traffic will handle the hotel, expanded convention center, and a possible field house. Staff pointed to the complete street project and MLK-to-Neptune bypass route as the plan for keeping cut-through traffic off Main Street.
Ground-floor office space on Broadway denied
Since 1999, storefronts facing Broadway had to be retail, restaurants, or similar active uses — no offices. The board is recommending opening those ground floors to finance, insurance, and real estate offices, which could change the pedestrian feel of downtown.
