Okeechobee Road self-storage redevelopment
Summary
A package of land use, rezoning, variance and alley-closure approvals lets a property owner build a self-storage facility with ground-floor retail next to a 90-year-old resident's home. Supporters say it quiets truck traffic and adds tax value; opponents say it eliminates housing-suitable land and their neighborhood complaints remain unresolved.

Impact analysis
The project is expected to raise the property's tax value, but existing tenants, including an airline catering business, will relocate.
The property owner (IMC Equity interests) gains a unified development site, and the neighborhood loses overnight truck traffic.
Maria Acevedo, whose home borders the triangular lot, loses her residential-zoned neighbor and says unresolved truck and repair complaints persist.

A developer wants to swap the city's last residential sliver at 652 Southeast 5th Avenue to commercial for a six-story self-storage facility with ground-floor retail. Neighbors — including a 90-year-old widow who has lived there 55 years — say commercial trucks have used the lot illegally for years; the applicant says it removed the trucks and the project is the least-intense use allowed. It passed first reading and returns for a public hearing September 8.
