Residential Property Valuation Appeals
Property owners are challenging the Property Appraiser's assessed values, which directly determine their tax bills. Most of today's appeals came from a single investor-owned Spring Hill rental subdivision, plus a Hernando Beach waterfront property and a commercial Culver's restaurant.
Commercial Property Tax Assessments and Appeals
Fourteen commercial property owners are challenging their assessed property values before the Value Adjustment Board. If appeals succeed, those properties' taxable values drop — which can shift a small share of the tax burden to other taxpayers.
Residential Property Valuation Petitions
Twenty homeowners challenged their 2026 assessed values before the Value Adjustment Board, mostly new Pulte-built homes in Spring Hill's Caldera subdivision. The core fight is whether values should be based on heated-and-cooled living area or the appraiser's larger adjusted square footage — a difference that can swing values by tens of thousands of dollars. The special magistrate's recommendations will determine whether these owners' tax bills go down.
