Vacant Downtown Storefronts
A March 2025 survey found 28 vacant spaces downtown, with a median vacancy of six months and an average asking rent of $22.05 per square foot. The GCRA has researched programs from other Florida cities — grants, ordinance requirements, incentives, and public-private partnerships — that could help fill those storefronts.
Growth and housing construction trends
Building officials reported 40,681 permits since March and three 500+ unit 'monster projects' rising, but single-family construction is down sharply due to interest rates — and much new single-family stock goes straight to corporate rental instead of buyers.
Redevelopment of surplus Fifth Avenue parcels
Six small city-owned lots near NW Fifth Avenue could be sold for infill housing or other uses, but the area is one of Gainesville's last historic Black neighborhoods, and residents warned about repeating the displacement from Seminary Lane. The commission paused the RFP to build in community engagement first.
Real Property Policy
New rules for how the city buys, sells, leases, and surpluses land — including an annual surplus review and a new pathway for small parcels to go to affordable housing providers and community land trusts.
